<p>We will endeavor to process this application immediately because we know you will be waiting on an answer. It is recommended that you do not make an application on a second property elsewhere until you receive confirmation regarding the outcome of this application. The reason for this is simple – should this application be accepted by parties, (you and the owner) the agreement will then be legally binding.</p>
<p>With this in mind, it is our goal to obtain a definite answer for you within 24 hours of receipt of your application. If the process is slower, it is generally because we have not received all information requested, or we are wanting on answers from referees or owners. In any event we will keep you posted.</p>
<p>Notification of the result…..</p>
<p>You will be notified of the result of your application immediately a decision is made and we have confirmed the lessor’s instructions. Please ensure that we have a daytime telephone contact number for you.</p>
<p>Securing your tenancy…….</p>
<p>Once the application has been approved, you will be required to pay two week’s rent as part bond to secure the property in your name. This payment is required within 3 working hours of application approval. Payment of this money must be made by the way of credit card, bank cheque or money order, no personal cheques or cash can be accepted.</p>
<p>Please note, this is not a deposit and is non-refundable.</p>
<p>Once this process is complete, you should go ahead and arrange the connection of services to the property in your name from the following companies:</p>

<p>Ask your property manager about Utility One as all of these connections can be done for you at no charge.</p>
<p>Signing your Agreement&#8230;</p>
<p>You may sign the lease documents at this time of paying the first two week’s rent as part bond or an appointment will need to be made within the first 48 hours of acceptance. Please allow approximately 20 minutes, this is an important appointment and should be completed prior to moving in day. Please be aware, We DO NOT sign up tenants on Saturdays. All tenants are to attend the office for this process. We will go through the lease agreement with you consider this to be a vital document and want to ensure that you are aware of all your obligations before making a commitment.</p>
<p>Bond and Rent&#8230;</p>
<p>Prior to moving in you will be required to pay the balance of bond plus 2 weeks rent. This is not negotiable. Bond transfers are NOT accepted. Payment of this money must be made by the way of credit card, bank cheque or money order, no personal cheques or cash can be accepted.</p>
<p>Key&#8230;</p>
<p>Keys to the property will not be handed over until all monies are paid in full, the lease signed by all parties and the lease start date has commenced.</p>

			<content:encoded><![CDATA[<p>If you have been to Pacific Fair, Robina Town Centre or your local  shopping centre anytime over the past 12 months, you will have noticed a  sale sign hanging in almost every shop window.</p>
<p>Now it doesn&#8217;t take a genius to figure out that the reason  every shop is ‘on sale’ is because they are not turning over their stock  and making the money they used to before the ‘GFC’.</p>
<p>There are plenty of local agents out in the marketplace  right now promising free advertising, reduced commissions and wait for  it, a set of steak knives.</p>
<p>Now, if we apply the theory mentioned above about shops on  sale, it is an easy conclusion that the reason all of these local agents  are ‘on sale’ promising freebies is because they are not turning over  their stock and making the money they used to.</p>
<p>Here at Mike Carter Real Estate, we are not on sale. Quite simply, we don’t need to be.</p>
<p>We are selling property at a solid and consistent rate,  indeed even achieving some record sale times and prices by both auction  and private treaty methods.</p>
<p>We continue to stage our monthly in-room auctions at the  Sofitel Hotel enjoying a sound success rate both under the hammer and  immediately following auction.</p>
<p>Your property is likely the most substantial investment you  own, so why would you entrust the sales and marketing of it to someone  who is ‘on sale’.</p>
<p>When choosing an agent, do your homework, ask what they have  sold recently in the area. Make sure they have a good knowledge of the  area and local market and most of all, remember that actions speak  louder than words.</p>

<p>4. Building Report &#8211; Paying for a qualified home inspection before you buy a home isn&#8217;t just spending &#8216;a little extra&#8217; for peace of mind, it&#8217;s absolutely essential for anyone who doesn&#8217;t want to spend thousands of dollars for repairs.</p>
<p>5. Create a &#8216;Top 10&#8242; &#8211; List the features that are most important to you in deciding on which property to buy. Establishing your criteria early on will save you time.</p>
<p>6. Finance &#8211; One of the biggest decisions to make before putting a contract on a property is how to finance the purchase. There are thousands of lenders competing for your business . <p>3. Repairs make a difference &#8211; dripping taps, loose knobs, sticking doors &amp; windows, blown bulbs detract from the value</p>
<p>4. Pets &#8211; Dogs &amp; cats are great companions but not when you&#8217;re showing your property to buyers. The best thing to do is keep your pet outside or at least out of the way</p>
